As my website has all Saint George Utah real estate foreclosure and short sale listings on the MLS for Southern Utah, I get asked a lot of questions regarding distressed properties in the Washington County area.
What’s the difference between “Short Sales” and “REO” (bank owned property)? One of the biggest difference would be most short sale list prices are not bank approved. The agent and seller often start with a very low asking price in order to attract buyers fast. The bank also known as “Third Party” is normally unaware of the asking price; however, the bank / third party has the final say in what an acceptable offer will be… a.k.a “Third Party Approval”. Since the bank has the power to ultimately accept or reject offers, their lack of price knowledge often leads to the deal taking longer than expected, as the bank now will order its BPO ( broker price opinion ). Bottom line is that the buyer needs to maintain a positive outlook and be patient with the process…sometimes it can take months from start to finish.

• 1,615 Active Single Family Homes & Condo’s in the Greater Saint George area of Southern Utah on WCBR MLS
• 283 Southern Utah Single Family Homes & Condos in the Greater Saint George area currently under contract or “pending”
