President Obama laid out on Tuesday April 28th the new guidelines for its foreclosure-prevention program that endeavor to address one key variable in its efforts to steady the housing market…how to deal with borrowers who have home-equity loans and other second mortgages…I would say at least half of my distressed sellers find themselves in this position.
More than 50% of seriously delinquent borrowers have a 2nd mortgage, according to Credit Suisse Group. Yet when the President announced two months ago its $75 billion program to help stabilize the housing market, the plan was blasted by investors who own mortgage-backed securities because it didn’t address the question of second mortgages.
