Bidding wars?… frequent during the housing boom had all but vanished soon after the market peaked about three years ago. Even now, they remain the exception rather than the rule…except for distressed properties.

While attending one of the Washington County Board of Realtors (WCBR) monthly luncheons I had a chance to speak with many of my fellow Realtors. As I spoke with the others, it seemed that of the agents that have buyers, many have been noticing the rise in multiple offers on certain homes (distressed properties). Most of the sales activity reported on the WCBR MLS system is either a short sale or bank owned (REO),

I have two different sets of clients that are looking at the Ledges just outside of Saint George Utah. There are eight homes at the Ledges that are either a Short Sale, or are REO. We have made three offers, on three different properties, full price, all cash, close escrow in 14 days…when the bank (third party) finally gets back to you, its with a multiple counter offer. I would say there are buyers out there, they are just very particular as to what they will look at based on price per square foot. Link for Ledges Homes
